Commercial Properties & Buildings EPC
Since 1st October 2008 sellers and landlords are now required by law to provide an Energy Performance Certificate (EPC) for all buildings or parts of buildings when they are sold or rented. Those carrying out the construction of a building will be required to provide an EPC to the owner.
An Energy Performance Certificate gives prospective buyers or tenants information on the energy efficiency and carbon emissions of a building.
The requirement for this certificate has been phased in as follows:
- from 6th April 2008 when buildings sold, rented or built with a total floor area of more than 10,000sq mtrs will require an EPC.
- As of 1st July 2008, this has been extended to buildings with a total floor area greater than 2,500 sq mtrs.
- 1st October 2008 all remaining commercial buildings will require an EPC on sale or rental or upon construction
Commercial Energy Performance Certificates are required for the sale of a property, the granting of a new lease or assignment of an existing lease. This also includes:
- Sales by liquidators/receivers
- Inter-company transfers
- Sales and leasebacks
An EPC is valid for 10 years. The commercial EPC will provide the energy rating of a building, enabling the purchaser or tenant to make an informed decision as to the energy efficiency of their investment. The EPC has to be made available at the earliest opportunity and no later than the earliest of: - When the property particulars have been prepared or when any written information has been provided in response to a request for information from a serious buyer or tenant
- When a viewing is undertaken
- Before entering into a contract to sell, let or assign
The following properties are exempt from Commercial EPCs - Free-standing (completely detached) units under 50sqm
- Temporary buildings
- Places of worship
- Where a building is due to be demolished by a prospective buyer
- Industrial sites, workshops, non-residential agricultural buildings (where not air conditioned or fully heated/cooled)
The Commercial Energy Performance Certificate provides the owner of a property and the potential buyer with an energy efficiency rating. This allows the purchaser to make an informed decision on the carbon consumption of their investment and how they can make any potential savings on their energy costs. Our assessors are also qualified to undertake Domestic Energy Assessments for any commercial properties that also have adjoining residential property, for example a shop with a flat above. The residential EPC can be included in our quote and completed at the same time as the Commercial EPC. Commercail EPC price list Our EPC prices are based on the size of the building and are fully inclusive regardless of the shape, type, usage or condition of the building. Our prices are for Level 3 surveys and include for visiting the property and taking measurements to facilitate making the necessary SBEM calculations. Prices will be reduced for property owners who have their own plans of their building and make copies available to our surveyors / assessors.
